February 2025 – Planning permission success – contemporary replacement dwelling

JPPC have been successful in securing a planning permission for a replacement dwelling in Stratford District, Warwickshire, for a private client.

The existing dwelling on the site dated from the 1960s and had a dilapidated and unsightly appearance. The site sits in a residential area which has a variety of dwelling sizes and designs, including two award-winning contemporary dwellings opposite the site, which were developed by the client in recent years. The proposed dwelling was designed to have a contemporary appearance to sit comfortably in this context, with the ground floor to be fully mirrored and the first floor to be finished in a monolithic rough-hewn texture, using local stone aggregate. The upper floor is twisted in plan form and has a different alignment to the ground floor, creating architectural interest, with the concept of the design to have heavy over light. A comprehensive landscaping scheme was also proposed as part of the application, with a tiered landscape garden and an infinity lake at the bottom of the garden.

Planning permission was granted in February 2025 under delegated powers by Stratford District Council, after a protracted application process in which the applicant worked closely with the Council to achieve a successful outcome.
