January 2023 – We all like an appeal win!
On behalf of longstanding clients, John Phillips Planning Consultancy has just been successful with an appeal against the refusal by Oxford City Council of planning permission to create an annexe at a property in Headington, Oxford, which OCC was concerned would be too big, tantamount to the creation of a new dwelling, not have properly assessed bat impacts and to have undue drainage impacts. The Inspector agreed with JPPC that the concerns expressed in the delegated officer report were overstated and that the impact from the scheme proposed would be very minimal and thereby acceptable. Use as a separate dwelling would need planning permission and did not need to be controlled by planning conditions.
