Planning Permission Granted for Oxford Residential Development

Permission has been granted for a development of three townhouses and six flats in East Oxford.

National planning policy seeks to prevent local authorities from seeking planning contributions from residential developments which are not considered major developments. Although the Council local development plan sets out a policy which seeks a financial contribution towards affordable housing elsewhere in the City on sites of between 4 and 9 dwellings, following recent appeal decisions elsewhere in Oxford (as well as initial comments raised by the Inspectors examining Oxford’s emerging Local Plan 2036), the Council must defer to national planning policy and the guidance which accompanies it. Within the present policy context, Oxford City Council no longer seeks affordable housing contributions from residential developments on sites with capacity for between four and nine homes (where the site is no greater than 0.5ha in size).

Conversion of agricultural buildings in the Oxford Green Belt to a single dwelling

JPPC are pleased to announce that planning permission has been granted for conversion of agricultural buildings in the Oxford Green Belt to a single dwelling. In addition to green belt policy, the proposal also required flood modelling to be carried out as the site was adjacent to flood zones 2 and 3. The proposal also addressed a number of heritage issues including access across a scheduled monument and the impact on the setting of grade II and II* listed buildings.

Change of use of vacant offices in Windsor Town Centre to 15 apartments

JPPC has successfully been granted permission for the re-use of vacant upper floor office space in the heart of Windsor Town Centre to provide 15 apartments.  The floors had been vacant for a number of years despite extensive marketing.  Using permitted development rights we were able to argue that the range of accommodation arranged over the first and second floors would provide much needed accommodation in a highly sustainable location and could be secured as a car-free arrangement.  The site is unusual in that the LPA initially refused prior approval on the basis of its physical attachment to a listed building which JPPC, with the assistance of Built Heritage, were able to argue did not fall foul of the criteria that the building is within the curtilage of a listed building.  By using the fast-track prior approval process JPPC were also able to avoid the client incurring an affordable housing contribution. Contemporary New House in Chilterns AONB in South Oxon DC

Contemporary New House in Chilterns AONB in South Oxon DC

Sept 19 – JPPC has recently secured planning permission for the erection of a contemporary new house in an extremely sensitive ridge-top location within the Chilterns AONB in South Oxon DC.  Working closely with the project architects, Spratley & Partners and landscape architect, Jon Uglow, permission was granted for an elegant part two storey/part single storey replacement house which, at 446 sq. m (GIFA), is more than twice the size of the existing single storey house.

Re-development of the Gladiator Club

Following a recent approval by Oxford City Council planning permission has now been granted for the redevelopment of the Gladiator Club at 263 Iffley Road, Oxford to re-provide a smarter ground floor club provision but with two-new upper floors to provide 17 rooms of student accommodation.  The building is inspired by the Victorian architecture of the conservation area nearby but does not seek to copy other buildings.  The architect has deployed a subtle new style to help the building make a better contribution at this important entry to the City and the adjoining new Wadham College facilities.  There is as yet no student occupier identified and if you have any queries please do not hesitate to contact Henry Venners at JPPC.

 

Marsh Baldon – Six Bespoke Dwellings

Planning permission has just been granted by SODC for the removal of a commercial equestrian stables in the Oxford Green Belt and its replacement by the erection of six new build dwellings of different designs all bespoke designed to reflect the nearby Conservation Area in Marsh Baldon. The development found local support due to its sensitivity and careful mix of houses.  The designs are shown below and can be seen to include cottages and new build barns as well as a new thatched roof dwelling arranged around a courtyard.  For more details speak to Henry Venners

New Dwellings at Chinnor Hill Kennel Site

Chinnor Hill is set for a change.  The conspicuous white scar that sits on the wooded hillside above Chinnor and above the former quarry workings is presently the site of a dog kennels and cattery- Chinnor Hill Kennels- however JPPC has been successful in obtaining planning permission from South Oxfordshire District Council for the removal of all existing buildings and the provision of 5 dwellings.
