Planning Permission Success – Replacement Dwelling in the Green Belt

JPPC has recently secured planning permission from Buckinghamshire Council for a replacement house – in the Green Belt and Chilterns National Landscape – near to Chalfont St Giles that will be approximately 70% larger than the existing house.  This is larger than relevant Development Plan policies would normally allow but was approved on the basis that we had first established – through the submission and approval of Lawful Development Certificate applications – that the ability existed to extend the house and erect a new outbuilding within Permitted Development parameters and, having done so, used this as the ‘fallback’ justification for a new house of an equivalent combined size.
